Within the new dorms, single and double rooms are paired, with a bathroom between each pair that's shared by the two rooms. Suites have a small kitchen and living room, a bathroom, and 2 or 4 rooms that can each be a single or double (but would usually be singles). Special accommodations can be made as needed, but need will be ensured so that it isn't abused (example, Athene would need an oversized room and oversized bathroom). With access to space-warping magic, accommodations can be modified for a small fee.
The PC's dorm building is in a T shape; the East wing holds a connected large kitchen and common room with the space between them open so that one can see and talk into the other. The kitchen has several small tables, and the common room has three couches and several chairs, along with the TV and gaming systems. Also on the East wing first floor is a laundry room and several study rooms.
The second and third floors of the East wing are co-ed, and students do have the option of co-ed roommates. The first and third floors of the South wing, and the second floor of the North wing are for male students. The first and third floors of the North wing, and the second floor of the South wing are for female students. Students who may have difficulty with stairs are given priority for first floor rooms.

Single and double rooms are 12' by 14' in size, by default.
Students may request rooms and roommates in this thread - you're being treated as adults, so long as you don't abuse it and act responsibly. Students may request single rooms or double rooms (which are the same size initially), and may request as a group that their rooms be in ones sharing a bathroom with specific other students. Essentially, pick your rooms at the same time as your friends so you can be next to each other.
Over the next week or so, additional options will become available:
For $800, a student may buy out the room that theirs shares a bathroom with, and have the pair converted into a small apartment suite with one bedroom, bathroom, a tiny kitchen and a small living room.
For $1200, a pair or group of students may have their pair of rooms and bathroom converted into a small apartment suite with two bedrooms, one bathroom, a small kitchen and a small living room.
For $2000, a group of students in adjacent pairs of rooms may have two pairs of rooms converted into an apartment suite with four bedrooms, two bathrooms, a small kitchen and a living room. One bathroom may be replaced with a fifth bedroom if desired, or the bathrooms may be combined into a larger one - potentially with an extra large tub.
For $400, a student may have their room's dimensions expanded by about 50%. (This may only be applied up to twice per room, and the cost triples for the second application. It stacks additively, not multiplicative.)

Note that the students will be put in temporary housing for the first day or two before being moved to the dorms, so don't worry - you've got time to arrange it all and figure out which rooms you'll want.
